Part of our UK guide to serviced accommodation marketing. This page is about winning properties from landlords; guest marketing is covered there.

Why landlord enquiries do not arrive

Winning a landlord is a business-to-business sale: few deals, each worth a lot, decided on trust. Most operator websites are built for guests, so the landlord path is the part that breaks. These are the gaps we look for first.

No obvious place for a landlord to go

The website is built for guests. A landlord who heard your name at an event finds nightly rates and a booking widget, and no page that speaks to them.

Enquiries that go nowhere

The contact form sends to an old or shared inbox, nobody is alerted, and enquiries are not logged anywhere. You cannot tell whether landlords tried to reach you.

Proof that is not on the page

Your guest reviews, your years trading and your compliance are strong, but a landlord reading your site sees adjectives instead of figures.

Advertising before the basics

Money spent sending landlords to a page with an unsettled offer and no enquiry tracking cannot be measured, so you never learn what a landlord enquiry costs.

What we build for you

The method is set out in full in our guide to how operators win new properties from landlords. You can follow it yourself. If you would rather hand it over, this is what we do.

1. The offer and the trust story

We help you settle what you are offering (management contract, guaranteed rent or both) and write one honest reason a landlord should trust you, backed by your own proof.

2. A landlord and developer page

A dedicated page on your existing site, linked from the main menu: the headline, the offer in plain numbers, proof as figures, how it works and the questions landlords ask. Or a landlord-first site if that is what you need.

3. Enquiry capture that reaches a person

A short form routed to a monitored inbox with an alert, a confirmation message, tappable phone and email, and every enquiry logged in a CRM with its type, source and next step.

4. Measurement switched on

Google Analytics 4 with events for form submissions and phone taps, Search Console, and the Meta pixel and LinkedIn Insight Tag installed ready for later.

5. Warm-channel support

Templates and a light posting plan for the person who is your front door on LinkedIn, a developer pack, and a simple loop for turning what you hear in conversations into better page copy.

6. Campaigns, last and narrow

Once the offer, page and capture are live, a fixed-budget paid test aimed at a narrow audience, such as developers or portfolio landlords in your area, to find your own cost per landlord enquiry.

The order matters

  1. 1

    Settle the offer

Management fee, guaranteed rent or both, with numbers or ranges.

  2. 2

    Fix the front door

The landlord page, a working form and a contact link in the menu.

  3. 3

    Capture and measure

A CRM for every enquiry, and analytics counting forms and calls.

  4. 4

    Work warm channels

Introductions, developers, agents and LinkedIn, with notes after each conversation.

  5. 5

    Paid, last

A narrow, fixed-budget test once everything above works.

Paid advertising comes last because, before the offer is settled and enquiries are tracked, there is no way to tell whether it worked.

Built for the conversation, not just the search

We built the website for Your Property Host, a serviced accommodation management company covering Manchester, Leeds, Sheffield and the surrounding areas, whose main use for it was face-to-face networking with potential landlords. The site has separate calls to action for guests and landlords, with testimonials and an FAQ.

Common Questions

Questions We Get Asked

About landlord acquisition for operators.

Can you guarantee a number of new properties?

No. How many properties you win depends on your market, your offer and how many conversations you have. What we can do is make sure every landlord who hears about you finds a clear offer, credible proof and an enquiry route that reaches you, and that you can see what is working.

Do I need a new website?

Usually not. A dedicated landlord page on your existing site, linked from the main menu, keeps your search strength and your guest reviews in one place. If your current site cannot be changed, or you want a landlord-first site, we can build one.

What does it cost?

It depends on whether you need a page added to your current site, a new site, or ongoing campaigns. Website builds start at £1,997, and website care and marketing plans start at £249 a month. A Discovery Session maps your offer, your site and your channels first, and its fee is credited in full to a build or retainer started within 30 days. Paid advertising spend is separate and paid by you direct to the platform.

Which CRM do you use?

Whichever fits. If your PMS has a CRM that can take website enquiries, we check that first. Otherwise a light CRM is enough. What matters is that every landlord enquiry is logged with its type, source, reply time and next step.

Do you run paid ads for landlord leads straight away?

No. Paid advertising comes last, once the offer is settled, the landlord page is live and enquiries are tracked. Before that, any spend is unmeasurable. When it starts, it is a fixed-budget test with narrow targeting.
