Website PMS Integration

A direct booking website that reads live availability and prices from your property management system, and puts every booking straight back into it. No double bookings, no re-keying.

Website connected to a property management system, channel manager and booking engine

Part of our hospitality tech and integration service. Channel managers, guest portals and automation sit there too.

Three ways to connect a website to your PMS

Every PMS supports at least one of these. The right one depends on your portfolio, not on what an agency prefers to build. For the wider picture, including channel managers, payments and CRM, read how apartment website PMS integration works.

Link to the PMS booking page

When it fits: Fastest. Fine while you test whether direct bookings are worth the effort.

Trade-off: Guests leave your branded site to book, and tracking often breaks at the hand-off.

Embed the PMS booking widget

When it fits: The usual choice for 3 to 10 properties. Your pages do the selling; the PMS handles availability and payment.

Trade-off: The checkout still looks like the PMS, and some widgets slow the page down.

Build on the PMS API

When it fits: Portfolios that need custom search, long-stay enquiries, corporate rates or a fully branded checkout.

Trade-off: More build and testing, and someone has to look after tokens, caching and webhooks.

How we do it

  1. Step 1

    Map your setup

Which PMS, which channel manager, how you take payment and which bookings you want online versus by enquiry.

  2. Step 2

    Pick the route

Link, widget or API, based on your portfolio and what your PMS actually supports.

  3. Step 3

    Build and connect

Apartment and location pages, live availability, the booking flow, and enquiries into your CRM.

  4. Step 4

    Test real bookings

Test bookings end to end: price, payment, confirmation email, PMS record and analytics event.

On the Hilltop Serviced Apartments site, availability comes live from their Tokeet PMS and enquiries flow straight into HubSpot with no manual entry. If you are planning a new site around your PMS, see apartment website design.

Common Questions

Questions We Get Asked

About connecting your website to your PMS.

What is a PMS-integrated website?

A website that reads availability and prices from your property management system and sends direct bookings back into it. Guests see real dates and prices, and every booking appears in your PMS calendar alongside Airbnb and Booking.com reservations.

Which PMS do you integrate with?

We have written integration guides for Guesty, Hostaway, Uplisting and Beds24, and we have connected client sites to Tokeet and Res:Harmonics. If your PMS has a booking widget or an API, we can usually connect to it. Tell us which one you use and we will check before you commit.

Do I need a channel manager as well?

Many PMS platforms include a channel manager, so your website, Airbnb and Booking.com all read from one calendar. The website connects to the PMS, not to each channel.

How much does PMS integration add to a website build?

A booking widget from your PMS is included in our Growth build at £3,997. A full booking engine is part of the Performance build at £6,997. A custom API integration is scoped after a Discovery Session, because the work depends on the PMS and your booking flow.

Will integrating my PMS slow my website down?

It should not. We cache availability on the server and refresh it when the PMS sends a webhook, so pages load fast and the PMS is not called on every visit. Availability is checked live again at checkout, before the guest pays. Widgets are loaded only on the pages that need them.
