Example design, not a client site

Part of our direct booking website design service. This page is for guest houses, B&Bs and small independent hotels. Serviced apartment operators should see our apartment website design page.

Why a B&B website is not a small hotel website

Most guest house websites are built from a hotel template, or from a page builder theme made for restaurants. Both miss what makes guests choose a B&B in the first place.

You sell rooms, and the room matters

Guests choose between your double with the sea view and the twin at the back. Each room needs its own photos, bed size, bathroom type and price, not one gallery for the whole house.

You are the brand

People book a B&B for the owners as much as the building. A short, honest page about who runs the place and what breakfast looks like does more than any stock photo of a croissant.

Your OTA listing looks like everyone else’s

On Booking.com you are one card in a grid, ranked by an algorithm you do not control. Your own site is the one place you set the order, the photos and the story.

What every OTA booking costs you

The commission looks small per night. Over a year it is the cost of a new website several times over.

One £120 night, booked on Booking.com

£16,200

A year in commission for a 5-room guest house selling 900 room nights through Booking.com at 15%. Every guest you move to direct keeps their share of that in the house.

Example figures. Booking.com does not publish a commission rate; UK independents typically pay around 15%. Check yours in your accommodation agreement.

What a good B&B room page looks like

An example design, not a client site. Four things on it do most of the work.

Example B&B room page with four numbered features: room photos, the total price, a book-direct perk and the book button
  1. 1

    Photos of this room

The room the guest will sleep in, with more shots underneath. Not the lounge, not the garden.

  2. 2

The total price for their dates

Breakfast and every fee included, before they type a card number.

  3. 3

    A reason to book direct

A perk only direct guests get, next to the button. It stays within UK rate parity rules.

  4. 4

    One clear book button

Live dates from your booking system, with reviews, cancellation terms and your phone number underneath.

Eight things a guest house website needs

Use this as a checklist for your current site, or as a brief for whoever builds the next one. If you want to know where your own site falls short, our guide to direct bookings for B&Bs covers the commission side, and a free audit checks your site against this list.

1. A page for every room

Photos of that room, bed size, en suite or shared bathroom, who it suits (couples, families, walkers with boots) and the price from. Guests book the room, not the property.

2. Live availability and a book button

Connected to the booking system you already use, so guests see real dates and pay on your site. An enquiry form alone sends people back to the OTA app to book.

3. The total price before the card details

Show the full price for the stay, including breakfast and any fees, before the guest types a card number. It is what guests expect, and UK price transparency rules point the same way.

4. A reason to book direct

Free late checkout, a welcome drink, flexible cancellation or a better room on arrival. In the UK you should not publish a lower public rate than your Booking.com rate, but perks are open to you.

5. Breakfast, parking and dogs, answered on the page

These three questions fill B&B inboxes. Answer them near the book button and fewer guests leave to ask, or to book somewhere that already answered.

6. Local pages that rank

A page on the walks, beaches, venues or events your guests come for. These pages pick up searches like "B&B near [place]" that your homepage never will.

7. Fast on a phone

Most guests look you up on a phone, often after seeing you on an OTA. A heavy theme with sliders and pop-ups loses them before the first photo loads.

8. Reviews and contact details next to the button

Your review score, how check-in works and a phone number belong beside the booking widget. That is where a hesitant guest decides.

What it costs

Fixed-price builds, so you know the number before we start. Full feature lists are on the pricing page.

Starter

£1,997

Delivered in 7 days.

Professional web presence for your property business. Everything guests need to find and contact you.

Growth

£3,997

Delivered in 10 days.

Direct booking engine with property search, PMS integration, and full SEO. Everything you need to compete with OTAs.

For most B&Bs the Growth build is the one that takes bookings, because it adds the booking widget. The Starter build suits a guest house that takes bookings by phone or email and wants a site that looks the part.

What we have built

Our clients so far are mostly serviced apartment operators. The job is the same one a B&B has: get more of your guests booking with you, not through a platform that takes a cut.

Hilltop Serviced Apartments

After our 2024 rebuild, monthly enquiries went from 57 in January 2024 to 130 in January 2025. Live availability, location pages and forms that go straight into their CRM. See the project.

Executive Roomspace

Alongside the website we built a guest portal where guests manage their stay, report issues and get their keys in one place. Read the case study.

Common Questions

Questions We Get Asked

About guest house and B&B websites.

How much does a guest house or B&B website cost?

Our Starter build at £1,997 gives you a professional site with room pages and enquiry forms. The Growth build at £3,997 adds live availability and a booking widget connected to your booking system, which is what most B&Bs need to take direct bookings. Full details are on our pricing page.

Will it work with my booking system?

Usually, yes. Most B&B booking systems (Beds24, Freetobook, eviivo, Little Hotelier and others) offer a booking engine that a website can use. We check yours in a Discovery Session before we quote, so you know exactly what will connect and how.

Can I charge less on my own website than on Booking.com?

Not as a public rate, in most cases. Booking.com still applies narrow rate parity in the UK, which means your own website should not publicly show a lower price than the rate you load on Booking.com. You can still offer direct guests perks, packages, or member-only rates, and many B&Bs do.

How much commission do B&Bs pay to Booking.com?

Booking.com does not publish a single rate; it is set in your accommodation agreement. UK independents typically pay around 15%, and the Preferred Partner programme adds roughly 3 points on top. On a £120 night, 15% is £18 that a direct booking keeps.

Will I lose my Google rankings if you rebuild my site?

Not if the move is done properly. We map every old page to its new home with permanent redirects, keep the content that already ranks, and resubmit your sitemap in Google Search Console after launch.

Do I own the website?

Yes. You own the code, the content and the domain. You can move hosting or work with someone else later.
